Fall is just around the corner and with the cooling weather comes a cooling real estate market. While new listings decreased on both Whidbey and Camano, both islands saw increases in homes sold compared to last August. While median sales prices decreased slightly, the strong showing in homes sold shows that the housing market in both areas is still competitive and in demand. Although the market still favors sellers, buyers are starting to gain more leverage and may only compete with one or two other offers.

Camano Island remained a seller's market in August. There were 45 homes sold on Camano last month, which represented a 10% percent increase in home sales year over year. The average sales price dropped 0.5% to $745,000 compared to last August.
Whidbey Island's market also favored sellers. There were 159 homes sold in August, a 9% increase compared to last year. However, the island saw a 12% decrease in new listings. The average sales price bumped up very slightly to $632,000.

According to July's statistics, median sales prices decreased in Island County as new listings increased by over 100% compared to last July. This trend occurred statewide as Washington saw the highest level of monthly inventory since January 2019. However, even with more homes hitting the market, the market has remained competitive as demand for housing is still high.
