October is here and as the leaves begin to change colors, the real estate market is undergoing some changes as well! Camano and Whidbey Island remain a seller’s market, but average days on market have greatly increased from this time last year, meaning buyers have more time to find their perfect home with less worry about making an offer as soon as a listing hits the market. Monthly inventory is up from last September, but supply is still low, putting sellers in an opportune position as well. The market is inching towards a more balanced state, and we welcome this change!

September Recap
Camano Island remains a seller’s market with 2.3 months of supply. Properties spent an average of 34 days on market, which is significantly up from this time last year. There were 26 homes sold in September for an average of $744,000, which is a 14.3% increase from September of last year.
Whidbey Island also continues to be a seller’s market with 1.8 months of supply. Homes spent less time on the market than Camano at an average of 25 days, but that’s still up 45% from September 2021. The total number of homes sold in September was 120 (down 21.6% from last year) for an average sales price of $590,000, a 0.3% dip from this time last year.
